Inspection Services
Your home inspection quote varies depending on size, age of construction, type of materials used to build the home, roof, square footage, attached/detached structures or to inspect attics or small crawlspaces. Examples: patios, porches, decks, gazebos, pergolas, attached carports or garages. The time required to perform a property inspection varies according to the conditions and the age of the property. The average time for an inspection is 1.5 to 2.5 hours. Additional services requested on the day of the Inspection will more than likely extend the time required.
The main purpose of a home inspection is to give you the information needed to make an informed decision on the purchase. F&F Inspections focus on the major defects that will cost the buyer a lot of money above the purchase price to repair. All final costs will be explained and discussed thoroughly before the inspection. Discounts are provided for returning clients needing a repeat inspection.
Digital photographs are included in all inspection packages. Typically, your inspection report is conveniently sent to you via email typically within 1-3 days. The "Inspection Agreement" will be presented in writing prior to the start of any inspection.
FULL HOME INSPECTION:
A home is probably the biggest purchase you’ll ever make, so it’s important to understand the condition of your investment. I’ll provide a non-invasive evaluation of the home’s accessible structure, systems and components. While a home inspection can’t reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.
INFRARED INSPECTION:
I use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. An IR camera translates the heat signatures of objects into colors on a gradient scale, with higher temperatures appearing as lighter colors, and lower temperatures and wet areas appearing as darker colors. By evaluating these images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney, which can lead to carbon monoxide poisoning.

POOL & SPA INSPECTION:
Your pool requires proper maintenance and regular inspection so that you can enjoy it for years to come. Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let me inspect it for all the other items that will ensure its proper condition and safety. I follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.
M0VE-IN INSPECTION:

COMMERCIAL BUILDING INSPECTION:
A commercial building inspection is meant to identify the current condition of the property as well as the cost that must be paid to make any of the necessary repairs. ... Everything from the interior of the building to the ventilation and air conditioning system will be checked during a commercial building inspection.
ROOF INSPECTION:
Do you need just a roof inspection performed for insurance or other purposes? I will inspect your roof-covering materials from the ground, roof edges, or I will walk upon the roof to assess its overall condition. I can also conduct a standalone roof inspection and certification. A roof inspection includes inspecting the roof covering, flashing, chimneys, vents, skylights, and other penetrations.
PRE-DRYWALL INSPECTION:
One way to ensure that a house is built according to its specifications is by performing a pre-drywall inspection. “Pre-drywall” refers to a phase during the homebuilding process just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall and roof components, plumbing and electrical rough-in – and right before the drywall is hung. This in-progress or construction-phase inspection is useful because drywall can obscure some aspects of the interior and make.
4-POINT INSPECTION:
Many insurance companies require this inspection for older homes. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.
WIND MITIGATION INSPECTION:
A wind mitigation inspection is needed to determine which credits apply to a home. During a wind mitigation inspection, a certified inspector looks for key features and add-ons that reduce the amount of damage your home may suffer in the event of a hurricane or strong windstorm. Homeowners can receive substantial credits for outfitting their homes with windstorm mitigation features that withstand or are more resistant to high winds.
MOISTURE INSPECTION:
Moisture meters can help to detect and quantify the amount of moisture is actually in a building material. I may use a moisture meter to check areas around plumbing pipes, air conditioning units, bathroom toilets and showers, and at wooden components near or in contact with the ground surface. Appliances may cause water leaks or cause condensation problems may result in elevated levels of moisture. A professional inspector with a moisture meter is equipped to find the source of moisture and water problems in a house. Once discovered, all moisture intrusion problems must be immediately corrected before mold growth develops.
NEW CONSTRUCTION INSPECTION:
By having a licensed professional inspect your home during critical phases of the construction, the inspector will have extra access to certain structures and building phases they would not have after construction is complete. They can perform an inspection during each crucial phase of construction and make certain everything has been done up to the proper standards before construction continues.
REPAIR VERIFICATION INSPECTION:
Have you had remodeling or repair work done by a contractor to address a deficiency, or to adapt or modernize some structure or system of your home? I will inspect it to make sure that the materials, installation and workmanship meet quality standards and your specifications. This is not a code-compliance inspection, but an inspection to check that the work was completed properly.
DECK INSPECTION:
Whether your deck was a DIY project or professionally built, let me inspect it for critical safety features and structural strength, including: proper attachment to the home; proper deck board spacing; adequate bracing underneath; adequate infill spacing between balusters; secure posts and soil integrity; safe stair treads and graspable handrails; safe clearances from power lines; electrical and lighting features; and more.
DECK INSPECTION:
A level-one chimney inspection includes a visual check of the fireplace and chimney without any special equipment or climbing up on the roof. The inspector will come to your house with a flashlight; look for damage, obstructions, creosote buildup, and soot; and tell you if the chimney requires sweeping.
